Near North Minneapolis Roofers for Homes and Main Street Buildings
Finding the right Near North Minneapolis roofers starts with knowing what you own. This part of the North Side holds older single-family homes, two- and three-unit rentals, the Homewood historic district in Willard-Hay, the newer townhomes and condos of Heritage Park, and commercial buildings along West Broadway.
Each of those needs a different kind of roofer. A steep roof on an older house, a shared roof on a townhome row, and a flat roof over a storefront are three different jobs with different materials, crews and pricing. We help Near North homeowners, landlords, associations and business owners get matched with the right one.

The Community
About the Near North Community

Near North is one of Minneapolis’s eleven official communities and, together with Camden, makes up what most people call North Minneapolis. It covers about 4.6 square miles and had about 35,000 residents in the 2020 census. Its edges are the city limit at Xerxes Avenue on the west, Lowry Avenue on the north, the Mississippi River and I-94 on the east, and Bassett Creek and Plymouth Avenue on the south.
The area has deep history. In the early 1900s it was the center of Minneapolis’s Jewish community, especially along Plymouth Avenue and what is now Olson Memorial Highway; by 1936, about 70% of the city’s Jewish residents lived on the North Side. It has also long been a center of Black residential and economic life in the city. Sumner Field Homes, completed in 1938, were the first federally subsidized homes in Minnesota.
That long history means a wide range of building ages, from older frame houses to public housing replacements built in the 2000s. For roofing, it means there is no single “Near North roof.” The right approach depends on the building.
Neighborhoods
Near North Neighborhoods We Serve
The Near North community has six official neighborhoods. We arrange roofing work in all of them:
- Harrison
- Hawthorne
- Jordan
- Near North
- Sumner-Glenwood
- Willard-Hay
Note that one of the six neighborhoods shares the community’s name. The Near North neighborhood itself sits between West Broadway, Olson Memorial Highway, the river and the Irving-to-Penn area, while the community covers all six. We serve both, along with the rest of the city listed on our service area page.
Neighborhood Character
How Near North's Neighborhoods Differ on Roofing

Willard-Hay and the Homewood Historic District
Willard-Hay runs from Olson Memorial Highway up toward Broadway, with Theodore Wirth Park on its western edge. Within it, the Homewood Historic District, bounded roughly by Plymouth Avenue, Oak Park Avenue, Penn Avenue and Xerxes Avenue, was central to the North Side Jewish community beginning in the early 1910s. The city designated it a local historic district on February 28, 2017. Homes in a designated district can be subject to heritage preservation review for exterior changes, which we cover below.
Hawthorne and Jordan
Hawthorne stretches from West Broadway to Lowry between Emerson Avenue and the river, and includes Farview Park, often described as the oldest park in Minneapolis. Jordan sits just west, bounded by Lowry, Emerson and West Broadway. Both are largely residential, with established blocks of houses where many roofs have been replaced or patched more than once over the decades. Before quoting, a good roofer should check how many layers are on the roof and what condition the decking is in.
Sumner-Glenwood and Heritage Park
Sumner-Glenwood is a small neighborhood of roughly 15 blocks east of Emerson and south of 11th Avenue North. Its 1938 Sumner Field Homes and later high-rises were demolished in 1998, and the area was rebuilt as Heritage Park, a mixed-income community of single-family houses, townhouses and condominiums in a New Urbanism style. Those buildings are much newer than most of the North Side, and many are governed by an owners’ association.
Harrison and the Near North neighborhood
Harrison sits along Bassett Creek between Olson Memorial Highway and Theodore Wirth Park, close to downtown. The Near North neighborhood, north of the North Loop, holds three buildings listed on the National Register of Historic Places and borders the West Broadway commercial corridor.

Common Problems
Roofing Issues We Hear About in Near North
Leaks on older, repeatedly patched roofs
On older houses, it is common to find a roof that has been patched many times, sometimes with mismatched shingles, roof cement over flashing, or a second layer laid over the first. Patches can buy time, but a roof that leaks in a new spot every season usually needs a full tear-off and new underlayment.
Ice dams and attic moisture
In Minneapolis winters, heat escaping into the attic melts snow that refreezes at the eaves and forms ice dams. Older homes with limited insulation, finished upper floors or blocked soffit vents are most at risk. Proper replacement includes ice barrier at the eaves, but the lasting fix is air sealing and ventilation.
Storm and tree damage
North Minneapolis knows storm damage well; a tornado tore through the area in May 2011. Wind, hail and falling limbs from the large trees near Theodore Wirth Park and along residential streets can lift shingles and crack decking. After a storm, our emergency roof repair page explains how to limit water damage while you wait for help.
Rental property wear
Landlords with duplexes and small multi-unit buildings often deal with roofs that get attention only when a tenant reports a leak. Regular inspections catch flashing and vent problems before they damage units below.

Commercial
Flat and Commercial Roofs Along West Broadway
Not every Near North roof has shingles. Storefronts, offices, churches, small apartment buildings and mixed-use blocks along West Broadway and other commercial streets often have flat or low-slope roofs. Those systems fail differently from a pitched roof: water ponds where the deck has sagged, seams open up after freeze-thaw cycles, drains and scuppers clog with leaves, and flashing pulls away at parapet walls and rooftop units.
For these buildings, ask for a roofer who works with membrane systems and can explain the choice between repairing, recovering or fully replacing the roof. Our flat roof repair page walks through the common fixes. If the building has tenants or customers, plan the work so the business can stay open and the interior stays protected.
Historic Homes
Reroofing in the Homewood Historic District and Other Designated Properties
The City of Minneapolis Heritage Preservation Commission designates local landmarks and historic districts. If your home is in the Homewood Historic District or is a designated landmark, exterior alterations can require heritage preservation review before work begins. A like-for-like reroof is generally simpler than a visible change, such as switching from one roofing material to another, removing a chimney or altering dormers, which is more likely to need approval.
We have not listed specific requirements here because they depend on the property and the city’s current rules. Contact the city’s heritage preservation staff before you sign a contract, and share any approval conditions with your roofer so the materials and details match.
National Register listing, which applies to some individual buildings in the Near North neighborhood, is a separate program from local designation. Ask the city which rules apply to your address.
Planning
Working With Near North Minneapolis Roofers on Your Project
- Get a written scope. The estimate should list tear-off layers, decking repair pricing, underlayment, ice barrier, flashing and ventilation.
- For rentals, plan access and notice. Let tenants know when work will happen and protect yards, cars and entries.
- For associations, start with the documents. Confirm who is responsible for the roof before collecting bids.
- For historic homes, check first. Confirm review requirements before ordering materials.
- Budget realistically. Roof size, pitch, number of layers, decking repairs and material choice drive most of the price, so compare estimates line by line.

Common Questions
Frequently Asked Questions
Answers to common roofing questions from homeowners and property owners in Near North.
Which neighborhoods are in Near North Minneapolis?
The Near North community has six neighborhoods: Harrison, Hawthorne, Jordan, Near North, Sumner-Glenwood and Willard-Hay.
Does the Homewood Historic District affect roof replacement?
It can. Homewood was designated a local historic district in 2017, and exterior changes on designated properties may need heritage preservation review. Check with the city before changing materials or visible roof features.
Do you help landlords with rental property roofs?
Yes. We arrange inspections, repairs and replacements for duplexes and small multi-unit buildings, whether you own one building or several.
Who handles roofs in Heritage Park townhomes and condos?
It depends on the association’s governing documents. Some associations handle roofs for all owners, while others leave each owner responsible. We can help either the board or the owner once that is clear.
Can you help with flat roofs on West Broadway businesses?
Yes. We arrange flat and low-slope roofing work for storefronts and mixed-use buildings, including membrane repair and replacement.
How quickly do you respond?
We respond within 24–48 hours. If water is coming in, say so when you call.
